First, the property didn’t appraise—so I built a 14-page presentation breaking down the comps and brought in a second lender. We even had the original bank approve the revised appraisal.

Then, during the final walkthrough, the buyer requested the garden-floor appliances be removed. Turns out the kitchen was built around them. What should’ve taken 30 minutes became 5+ hours of figuring it out on-site.

Oh—and there was leftover trash. So after a long day, I came back early the next morning, made sure everything was broom-swept, and brought the bins back inside before the buyer arrived for the second walkthrough.

First, the property didn’t appraise—so I built a 14-page presentation breaking down the comps and brought in a second lender. We even had the original bank approve the revised appraisal. Then, during the final walkthrough, the buyer requested the garden-floor appliances be removed. Turns out the kitchen was built around them. What should’ve taken 30 minutes became 5+ hours of figuring it out on-site. Oh—and there was leftover trash.
